What we handle in a whole-home remodel.

From a targeted multi-room refresh to a full gut renovation:

  • Outdated floor plans — compartmentalized layouts that no longer match how households live, work, and entertain.
  • Load-bearing wall removals — opening rooms to create connected living areas, coordinated with structural engineering and state permits.
  • Full kitchen and bathroom renovations — purpose-designed spaces that serve how your family actually cooks and lives.
  • Room additions and layout changes — adding square footage, converting garages, or reconfiguring the floor plan end to end.
  • Aging electrical and plumbing systems — panel upgrades, replumbing, and system replacements handled as part of the whole-home scope.
  • Flooring and finish consistency — one cohesive material and finish plan across every room, not a patchwork of separate projects.
  • Hidden conditions uncovered during demo — documented and priced as written change orders before any additional work proceeds.

Every whole-home remodel begins with a free on-site consultation. You leave with a written proposal — scope, materials direction, and a realistic timeline phase by phase.

How it works

Our 3-step process.

STEP 01

Design & free consultation

On-site walkthrough of the entire home. We discuss the layout you have, the layout you want, design direction at different price tiers, and your timeline. You leave with a written proposal — line-item pricing and a realistic schedule.

STEP 02

Permitting & preparation

State and local permits pulled in-house — including structural permits for any wall or addition work. We order materials, schedule licensed trades, and lock in your start date. You know exactly what happens next.

STEP 03

Build & finish

Demo, any structural work, rough plumbing and electrical, inspections, kitchen and bath builds, flooring, paint, and final inspection. Regular on-site updates from your dedicated project manager through every phase.

What sets us apart for whole-home remodels.

One contractor, every phase

Design, permits, structural work, plumbing, electrical, kitchens, baths, and finishes — all under one roof. You aren't coordinating a designer, a permit expediter, and three separate subs. We are all of those.

In-house permitting

State and local permits are pulled and managed directly by our team. No third-party expediter layer, no weeks lost waiting for a sub to file paperwork.

Written proposals — no surprises

Every project starts with a written, line-item proposal. If demo uncovers something unexpected, it becomes a written change order — approved by you before any additional work proceeds.

FAQ

Frequently asked questions.

  • How long does a whole-home remodel take?

It depends on scope. A multi-room refresh inside an existing footprint runs shorter than a full gut renovation with layout changes. Your written proposal gives a phase-by-phase timeline so you can plan around the disruption.

  • Can you remove walls to open up the floor plan?

Yes — with the right structural engineering and permits. We coordinate the engineer, pull the permits, and handle the beam install as part of the project. The cost and timeline are itemized in your written proposal before work begins.

  • Do you handle permitting?

Yes. We pull state and local permits in-house and manage plan-check directly. The permitting timeline is built into your written proposal.

  • What happens if demo reveals a problem we didn't expect?

We document it, price the fix as a written change order, and get your approval before continuing. Nothing gets added to the scope without your sign-off.

  • Are you licensed in Washington and California?

Yes — we are fully licensed in Washington and California, bonded, and carry full liability and workers' compensation insurance. We're happy to share documentation before the project begins.

  • Can we phase the remodel to manage cost?

Sometimes — typically when one phase has a firm deadline and another can wait. We'll advise honestly during the consultation. Completing it in one continuous run is usually faster and less expensive overall.
